If you are interested in investing in Spain and obtaining a legal visa and/or residency, you can do so by purchasing real estate for a total value of at least 500,000 euros. This investment can take place through the purchase of one or more properties, both residential and commercial.

This option is aimed at investors, entrepreneurs, highly qualified personnel, researchers and workers who carry out intra-company movements, as well as their spouses and children under the age of 18.

The permit of Residency by investment is an excellent option for foreigners who want or need to remain in their own countries and do not intend to reside in Spain for more than six months a year.

It is intended to facilitate – for reasons of public economic interest – the entry of non-EU foreigners who wants to make significant investments in Spain.

Minimum investments requirements:

  • Real estate (€ 500,000)
  • Shares (€ 1 million)
  • Bank deposits (€1 million)
  • Public debt (€2 million),
  • Business projects of general interest (no minimum investment requirement)

Steps to follow:

After the investment is realised, the investor will be able to apply for a residence visa which will allow him to live and work in Spain legally for an initial period of one year.

RESIDENCE VISA:

⦁  It can be renewed indefinitely until the investment is maintained.

⦁ The investor is allowed to live in Spain for a year without endangering his residence visa.

⦁ The law provides for a simplified procedure: Visa decisions are made and notified within 10 working days.

⦁ To maintain and renew the visa, the investor has to enter Spanish territory at least once a year.

⦁ The residency visa is sufficient to stay in Spain for one year without the need for further procedures to obtain a new identity card.

Authorization of residency:

After obtaining a residence visa, the investor can apply for an authorization of residency that allows him and his family to live and work in Spain. This authorization is granted for an initial period of two years.

The visa and residency permit are also granted to the applicant’s spouse and children under the age of 18 – or older who cannot provide for themselves because of their state of health.

The renewal of the residence can take place even in the case of absence for more than six months a year from the Spanish territory in the case of residence visas and authorizations for foreign investors or foreign workers of companies that, while carrying out activities abroad, have the their operational base in Spain.

In addition to making the investment, the foreign investor shall meet the following requirements:

– Not being an European citizen, a citizen of the European Economic Area or a Swiss Citizen, or family member of the citizens of these countries, to which the same EU citizens treatment applies.

– Not being irregular in Spanish territory.

– Not having a criminal/police record in Spain or in the country of origin for crimes punished by the Spanish legal system.

– Not being subject to a ban on entry, in Spain or in any another Schengen State.

– Have sufficient financial means to cover the costs of staying in Spain and return for himself and his family.

– Have a public or private health insurance with an insurance company authorized to operate in Spain.

– Not be suffering from diseases that may have a serious impact on public health, in accordance with 2005 International Health Regulations.

– Not being in the period of commitment of non-return to Spain assumed upon voluntary return to your country of origin.
